Heating bill adjustment (varmeregnskab) for 2021 has been generated and finally arrived in feb-2023, it was sent out nov 2022 but was calculated without the correct measurements and several errors were identified resulting in an objection from the tenants representation. Automated reading of meaters has been improved by Brunata installing more antennas in the building facility to get correct readings from each apartment. Remains to be seen work for the 2022-23 heating bill. In sept 2023 this was further improved by allowing all tenants direct access to live metric data from the Brunata application.

Building
Stair case lights are not shutting down, and are on all night
Windows on the public stair areas and entry doors have never been cleaned.
High humidity in the basement room closest to the inner harbor and suspected mold.

Resolved Issues
Starting Feb-2023 ventilation equipment in the apartments is being serviced.
From Feb-2021 to Feb 2023 no service was being done and no formal change of the filters was being processed by Facility Management even tho the instruction manual states they require service every 6 to 12 months. Ventilation filters are to be replaced at least every 12 months and checked every 6 months

The consequences has been at least two known system failures and one being down for 3 months before repairs where done with high humidity.
In at least one apartment (identified in early 2023) it is known that the ventilation system was installed wrongly, in such a manner that mold had been generated within the ventilation system and was being sent through the apartment.
Starting March 2023 Cleaning of the main entry path in the DEAS basement areas has been initiated as NPV finally has requested the basement to function properly as a facility. On April 2023 the process of cleanup of lost bikes has been initiated and completed over the summer
Door locks in basement are inadequate and fall apart
The extra Door way locks introduced in the fall 2021 are requiring manual operating for opening from the inside, they fall apart as they are not designed for high level of use and are not the right solution as they should not require the amount of manual operation for opening and closing for the user.
Especially the main bike room is completely inadequate as documented on December 21 jpg
DEAS are arguing that we should request the doors repaired upon break down, please assist in requesting these repairs continuously.
Bike ramp was established in September 2023 for the bike parking room, together with a replaced back and front door system, that are more heavy duty. The door at the bike ramp is automated meaning that problems of having doors not locking properly and allowing intruders in seems very improved.
Maintenance issues with DEAS Facility Management at owners association level
Issues related to E/F Engholmene, Byggefelt A, where representatives of tenants are a majority, and thereby Lejeloven § 19 should be upheld.
Extreme humidity in the cellar area behind the bike parking
Ever since water was let in the central harbor in the fall of 2021, the cellar room has had extreme levels of humidity and has lead to fungus on several resident items, the story for now has been that humidity should be expected... but we have also received information that a case is ongoing with the builders and no updates. We know the room has been reviewed by external consultants, but have not been allowed access to any reports on the topic. The rep will take measures to document the issue for further actions, we will need cooperation of the tenants with rooms in this area.Waste disposal situation
A weekly cleaning visit is being done by ejendomsvirke and extra cardboard containers are present but several tenants and maybe the kindergarden are still being assholes when using the facility, blocking the waste entries and dropping the garbage on the ground instead of walking 50m. Status 2024 is that signs have improved and the tenants seem to be more trained in the usage, yet we still see major bulk waste appear around time where apartments are moving out.
We know that a bulk waste facility has been approved in late 2022 by the owner of the 194 apartments but has yet to through at the "grundejer forening level"
The common room intended for tenants is not accessible.
It had been used for disposal of waste from the basement floodings until January 2023, and general waste and bikes from the basement over the course of 2023, but is originally intended for a common facility room for all tenants to use, in the drafts for the project it was a room for kayak storage, but that was before the many doors to the room.
Resolved Issues
March 2023
Cleaning in the NPV owned areas is finally taking place. Not even after the incidents in Sept 21, Dec 21, May 22 and Sept 22 was any cleanup done. The 192 apartments + 25 from FSB (TR11) represent a vast majority of the users in the Owners association, (Lejeloven § 19) applies and as we represent a majority basic cleaning should be enforced from the level of the owners association. This ended up starting upon direct request by NPV due to the bikes being so overwelming that car parking had issues taking place with the new car park arrangment with free spots that NPV has introduced.
Feb-2023
Water Pumps mismanagement has been rectified with several changes, including the re-wiring to the two pumps in the road that lead water of the island so the operate autonomously of each other and installation of two new larger pumps that include shredders on the intakes.
Log of the issue: There are two main pumps pushing the waste water out of Nobelholm over the bridge these have been failling on the 1. Sept 21, 15. Dec 21, 2. May 22, 18. July 22 and 21. Sept 22 and resulted in all 5 cases with overflooding of the water system, the automated alarming failing and the incident being escalated once water was seen by the residents in the basement cellar rooms and in the toilets and sinks of the tenants in the lower apartments.
No active communication has been done towards the residents or rep.
No coordinated incident handling or effective cleaning has been done on common areas or basement cellar rooms.
No actions cards at DEAS have been devised to handle the incident faster
We suspect no service agreements are in place on the pumps
We suspect the pumps are designed without the right sizing, and without a shreder system for residue in the water that is expected with the size of the apartments using the system.
The two pumps have been connected so when one fails, the other one is taken out by the fuse, combined with missing alarming it results in complete system failure at every event.
Tenants are asked to use there insurance companies, yet the above combined view clearly shows that this is no longer a insurance "incident" it is simply lack of property management of the facilities.
The water pipes that brokes on the early events have been reinforced so the flow is now lower, but the same basement areas are flooded on each event, DEAS has continuously denied the tenants involved to move their basement rooms and keep the areas empty until a stable operation of the pumps has been established.
Repeating issues related to the sewer water repeating that we know how to get fixed without DEAS.
In the period of December 2021 to April 22, the basement smoke ventilation was running at 100 %.
In the same period the parking doors were opening at random related to the fire system opening the gates.
After several escalations over these months an external contact was received that finally could assist in resetting the ventilation system and therby also resolved the doors opening.
The open gates and the open cellar doors for getting power cables to dehumidifiers have increased external access to what has been intended to locked facilities in the basement...
Oct 2022
Fire safety equipment is now being serviced in all locations by Kemp and Lauritzen. Stickers have been setup to clearly show expected service dates. Log of issue: Service lights on Fire safety equipment are flashing they are not being serviced. (Video 12.aug 2022 the blink code can be looked up in the manual as missing service) as basic maintenance seems overlooked we also suspect missing inspection on most elements. In December 21 it was communicated that the change of owership involved all service agreements to be ended, in most cases it seems new ones have not been establed... as we do not have a two way open communication with DEAS it is unknown.

Communication from DEAS to tenants has been improved, there is latency but in 2023-24 we have not seen the same amount of lost communication with no replies as in 21-22 and early 23.

Oct 2022
Communication from DEAS to tenants has been improved based on internal reorganisation within DEAS and weekly meetings with Nobelholm as topic across the different departments in DEAS.
Many residents are experiencing lack of response when cases are raised over phone or e-mail. There does not seem to be a formal case management system behind communication with residents. When communication involves third parties and they do not take action, DEAS is continuously in passive state and only refer to the case having been handed to the next party.
Active communication when incidents occur is non existent, as indicated in the sewer incident description above.
1 year review
No formal review of apartments were done, it was left to the tenants themselves to evaluate issues and report to a website.
The process was communicated only in danish, and long sections on what not to report were the dominating elements.
The process once started seemed very random, the communication did not match the actions as the process was left up to the builders on site when and were to come, DEAS was not involved at all.
All Residents were requested to stay home over several days to give access even if only a few apartments were intented to get a visit by builders, all communication contained a strong focus on penalties if access was not given.

Nov 2021 and some months forward had acts of vandalism in the elevator of TR 17
Winter of 21-22 Several occasions with the fire alarm being triggered in JAV 6 and top window having been opened.
Early 2024 we have heard of at least two cases in TR17 where the fire alarm has been activated and resulted in a stopped elevator due to a fire mode kicking in, and it took several days to get restored.
Bike thefts and break-ins in cellars are helped by failing locks in entry path doors and the main parking doors malfunctioning

Recurring Sewer over-flooding resulting in basement pipes breaking
Incidents on 1. Sept 2021, 15 Dec 2021, 2 May 2022 and 21 Sept 2022 where the sewers have overflooded and leaked major amounts of waste water into the basement rooms and under elevators shafts.
Sept 21
Happened on the same day a water cut of was done by HOFOR was assumed to be related to the water getting back in the system.
A pipe in Cellar rooms under JAV8 burst-ed and flooded JAV8 and the corner of the parking area with sewer water and a valve leaked in JAV6 cellars.
JAV6 was acknowledged only the next morning after escalation by tenants and was overlooked in the first cleanup operation, the same goes for the water residing in the elevator bottom of the shafts in JAV8 that required mechanical cleaning and was first taken place several days after the incident.
A light cleanup was only done on the surfaces around the JAV8 pipe burst all other areas where left as is...
No reason was given nor any active communication from DEAS on the incident to the tenants having cellars hit by the incident.

1. Sept 21 the main event and following days

The incident repeated, the flood was only major in the JAV8 area and JAV6 was only hit lightly as a tenant identified the burst immediately.
The elevator in JAV8 was again flooded this time with no cleaning.
On the 21. december a written reason was given from DEAS to one tenant followed by a phone discussion where the active building site was suggested as a potential source for the cloths.
"Årsagen til skaderne skyldes klude og andet som stopper pumpebrønden til i terræn.
Dette gør at spildevandet fra ejendommen ikke kan pumpes væk, og faldstammerne stopper til.
I sidste uge ændrede vi start indstillingen af pumpen, som vi nu håber på kan løse problemet
Vi har ligeledes sat GMS modul på, så der bliver sendt en sms hvis niveauet i brønden stiger for meget.

2. May 22
The incident repeated late evening, the water burst was stopped from leaking when a pump truck removed all the 12.000L of water in the one corner of the building next to the JAV6 entry way, yet next morning new water had returned from another part of the system and ended up flooding the usual areas. The waste truck crew removing the water evaluated the residuals removed to have been in the street for at least a week maybe two.
The SMS warning that was intended to hit the Vicevært Jesper failed to function.
It was now known to the rep that TR19 also has had issues with the water in the elevator shaft, in the opposite side of the building.
Tenants on the lowest floors have experienced overflowing water in their sinks.
It was communicated over the phone that an active case with the builders had been in the works in several months regarding the waster water draining in the JAV road area. No status or information has been received in written to verify this.

In July we still had the carnage of the event in the basement area (Images from the 7-july)
In late June 2022 it was suddenly communicated from DEAS that the water overflow is caused by tenants misusing toilets as garbage bins and not lacking over watch of the pump or failing maintenance. This communication was done shortly after the Resident Representation requested further information and action on the matter and suggested that the lack of due diligence in checking the pumps already meant DEAS could be held liable as this no longer could be regarded as a insurance covered "sudden damage" once it hits us for a fourth time within the upcoming months.

The images do not document a direct relation to the water pipe issues above.
No communication has been received from DEAS FS on the matter.
The water did not come out in the ususal basement areas on this occation.
23. August 22 - Planned power cut from Radius 7-11 / (did not result in water pump failures as we know)
The power cut was communicated from radius early but never communicated further by DEAS to Tenants.
The park area gate doors were shut down - restricting the external users of the parking facilities from getting access to their cars or getting out through the gates with cars or cargo bikes.
In the late evening the "Olie udskiller Sydøst" was alarming in the basement under JAV6.
No communication has been received from DEAS FS on the matter.
21. September 22
There was a planned power cut related to the building site next to nobelholm during the day, in the late evening water was again pooring out of the walls at all "Olie udskiller" entry points and the ususal pipes in the roofs.
The phone was not being picked up by the main FS number at DEAS so our contact representing NPV in the basement was contacted and they sent personal to assist.
CMT and Tres Bien electric came on site and searched for access to the main electricity room and boiler room, the access key was not easily accessible and required on site presence of NPV representative, DEAS was not able to assist.
Once the main electicity room was accessed, the only required operation was to activate the fuse box, and start one pump at a time, one of the pumps where malfunctioning so it was shut down. At this point the water level in the street lowered a meter in 10 minutes.
The alarming unit is mounted to the same power and a pump failing that triggers power failure seems to be able to take down the other pump and the alarming in the same event... and let the water rise.
The following morning a team from Flygt (who have provided the pumps) serviced the pumps and could identify that the one pump had taken in water in the drive shaft and was out.
They commented on the electricals being part of the installation inside the shaft and thereby getting flooded in these events. Usually the
They provided tips on how to reconfigure the electricals so each pump could operate from separate power sources.
They did not perceive the amout of debries in the water as unusual, the problem we were seeing would be e.g. the electricity being out, then the water raises, and once the pumps start there is a burst of debries and water, debries are very close to the rotors and get caugts and stoppes the pumps. They recommend a pump with a shredder for debries in the water on these sizes of installations. These types of installations on new builds are done based on expected throughput, pumps with shredders cost more and get cut by budgets, as in general they keep operating if serviced thoroughly.
This last event marks a year since the original incident occured, with sewer water in the basement, the information gathered on this last event was by the Tenants Representation being on site and being allowed to participate in this discussion. This information was shared with NPV reprentative that would communicate the input further into DEAS.
14. February 23 - UPGRADED PUMPS HAVE BEEN INSTALLED
We finally succeed in an approval for new pumps with shredder in December of 22, with some weeks of delivery.
On the 14th of February 2023 the new pumps were installed!
The wiring has also been redone so that the pumps are operating with dedicated power supplies and cannot stop each other.
